What you get with your Home Maintenance Plan:

On Site Consultation:

We will meet with you at your home for one hour to discuss the best options for your home and any reoccurring issues you experience.

We want to know about the history of your home, past issues and how we can help right away.

Monthly Tasks Include

Kitchen & Bathroom

• Inspect & repair toilets for leaks and proper operation

• Inspect & repair sinks for leaks and proper operation

• Inspect & repair faucets for leaks and proper operation

• Inspect & repair disposals for leaks and proper operation

• Inspect & repair any caulking around tubs, showers, counters, vanities, sinks

• Inspect & repair shower doors for proper operation (glass not included)

• Inspect all sink traps for leaks & clogs

• Inspect appliances for leaks or movement

• Check bath vent fans for proper operation

Mechanicals

• Inspect & repair GFCI’s

• Inspect Smoke & CO Detectors for batteries and proper operation

• Check & replace lights bulbs

Exterior

• Inspect & repair all stairs railings for proper operation

• Inspect all walkways & paths on sides of home for clear operation

• Inspect & repair all gates for proper operation

• Inspect & repair all railings for proper operation

• Check garage door for proper operation (we do not service or replace doors/springs/tracks but can recommend 3rd party providers)

Interior

• Inspect & repair all doors, tracks, hinges and hardware

• Inspect & repair all windows & screens for proper operation

• Hang & install mirrors or pictures in drywall

• Repair any kitchen/bathroom cabinetry for proper operation

• Repair & install towel bars & grab bars

• Repair any drywall cracks or holes smaller than 3″ and spot paint area (client to provide paint match colors)

SEASONAL

April:

• Inspect & clean dryer vent (1 per household)

• Replace HVAC filters

• Inspect & replace any weather stripping around doors

• Inspect & service garage door & opener

• Inspect & remove any branches from homes roof

• Inspect Water Heater & Drain as needed “clean filter if applicable”

• Turn-on any exterior water valves/shut-offs

• Visually Inspect face of home & trim for possible leaks & caulk/seal areas only

November:

• Replace HVAC filters

• Turn-off any exterior water valves/shut-offs

• Inspect & replace weather stripping around doors

• Inspect Water Heater & Drain as needed “clean filter if applicable”

• Clean garbage disposal

• Visually Inspect face of home & trim for possible leaks & caulk/seal areas only

• Inspect all gutters & downspouts for proper operation

$150.00 Per month or $1500 for the year

Rates & Terms

Maintenance plans are based on up to a 2500 Square Foot Single Family Home with 2.5 bathrooms and 1 kitchen. Any Homes that are larger or have more kitchens and/or baths will need to be assessed for a customized quote.

Each Monthly & Seasonal visit includes up to (2) hours to complete the Maintenance Plan. All labor and small replacement parts included. If larger parts are needed, we can replace them the following month. Providing we don’t have the parts with us at the time, we can set up a sooner appointment. Larger parts will be covered by the homeowner. Current subscribers will receive a 10% discount on hourly engagements and 5% discount on flat-rate services and remodeling project work.
